Compensation for a plot of land affected

This service is designed to compensate for an affected piece of land, which may have been affected by one of the following reasons: 1. The plot was affected by natural phenomena (example: streams of valleys); 2. Paths for public services (electricity, water, sanitation, or other services). The owner of the land or his representative can request compensation based on the circumstances affected by the plot of land. The types of compensation are as follows: 1. Financial compensation - this is a case where less than 100 square meters of the land area is affected; 2. Compensation for the completely affected plot of land (compensation with an alternative plot of land) - in the event that an area of more than 100 square meters of the land area is affected, and in this case the Ministry of Housing will be compensated with another alternative plot of land in the same area as the affected plot of land, and the Ministry will work to obtain the owner on an alternative plot that is better than the affected plot; 3. Compensation for the affected part of the plot of land - in the event that an area of more than 100 square meters of the land area is affected, and that the affected land has a building standing on it. In this case, the owner of the land is compensated financially for the value of the building, and is also compensated with a replacement piece of land with an equal value to the affected land.

Request to adopt a division project

Reviewing and approving a plot division project submitted by the real estate owner or his agent, and in order to obtain this service, the applicant must submit a division project approved by a consulting office, accompanied by detailed drawings of the original plot of land with plots after division. Usually division projects include more than (10) Plots of land, and the division depends on factors other than the number of plots resulting from the division, such as the provision of services and utilities (roads, electricity, sewage, ... etc.) for the plots resulting from the division.The division of the plot of land is approved according to the plans and planning requirements of the area The location of the plot of land, where the outputs of this service include new survey drawings and new title deeds.

Conditions and regulations:

- After the division, after the division is not less than (400 m 2), four hundred square meters, provided that the minimum services are provided according to the rates and planning standards;
- The area of the commercial or commercial land piece after the division is not less than (750 m 2) seven hundred and fifty square meters, provided that the minimum services are provided according to the rates and planning standards.
The partition does not contradict the site's planning style.
- Each plot of land has a direct entrance from the campus of one of the streets for the division with a width of no less than (15) fifteen meters or that was before.
- The percentage of the deduction of the space for services does not exceed (30%) of the total area of the plot of land to be divided.
